What Our Land Clearing Covers

Land clearing covers a lot of territory — literally and in scope. We'll walk the site with you, figure out what needs to come out, what stays, and what the end state should look like (cleared to dirt? cleared and seeded? stumps ground out? building pad ready?).

  • Tree felling and removal across the target area
  • Brush and underbrush clearing
  • Fence line and property line clearing
  • Stump grinding or extraction if the site is being built on
  • Debris chipping, log haul-off, and burn pile management when permitted
  • Grading and final site prep on request

Common Land Clearing Jobs We Handle

You bought a wooded lot and need a building site

House pad, driveway, septic field, and setback clearing — we coordinate with your builder or plan off your site survey.

You want to reclaim the back of your property

Overgrown corners, invasive species, and neglected woodlots turn into usable yard with the right equipment and a plan.

A fence line is grown in

Running or replacing a fence through overgrowth is painful. Clear the line first, set posts straight, save yourself the frustration.

You're selling a property and the lot looks neglected

A cleared, edged property shows better and closes faster than one buried in brush. Often cheaper than you'd expect.

Why the Right Equipment Matters

Land clearing with a chainsaw and a pickup truck is technically possible. It's also a three-month project and a guaranteed back injury. We bring the equipment that turns a month's work into a day or two — bucket trucks, chippers, grapple trucks, and stump grinders — and we scale the crew so the job stays on schedule. We also know what permits your jurisdiction wants, what the stormwater rules are for disturbed ground, and how to keep you out of trouble with your neighbors.

"Clearing a lot right is about more than cutting trees. It's about leaving the dirt in good shape for whatever's next. If you don't plan the clearing, you end up with ruts, stumps in the wrong places, and a site your builder has to fix before they can start. We try to hand it off cleaner than that."

Our Land Clearing Process

  1. 1

    Site walk and scope

We walk the lot with you or your builder, confirm what stays and what goes, and review any survey or site plan.

  2. 2

    Permits and locates

We check what your jurisdiction requires and call 811 on any clearing over existing utilities.

  3. 3

    Clearing and felling

Trees come down first, directed to fall into the clearing zone so debris handling is efficient.

  4. 4

    Chipping and haul-off

Brush chipped on site, logs loaded out, burn piles managed if permitted and requested.

  5. 5

    Site finish

Stumps ground if needed, rough grading if requested, site walk with you before we demobilize.

We provide lot and land clearing across our primary service area, including Hagerstown, MD, Greencastle, PA, Waynesboro, PA, Frederick, MD, and Martinsburg, WV. Most jobs happen within a 30-mile radius of our Hagerstown base.

Need a related service? We also handle tree removal, and stump grinding — often in the same visit.

Frequently Asked Questions

How much does land clearing cost?
Highly variable — it depends on acreage, tree density, access, stump treatment, and haul-off vs. burn. A flat, accessible half-acre residential lot might be a one-day job in the low-to-mid thousands. A multi-acre wooded lot for a building site is a different conversation. We give flat-rate quotes after a site walk.
Do I need a permit to clear my own land?
Depends on the jurisdiction, the acreage, and whether the clearing triggers stormwater or sediment control requirements. Maryland's Forest Conservation Act kicks in at certain acreage thresholds. Washington County has its own stormwater rules for disturbed ground. We check your specific situation during the quote and flag anything that needs a permit before we start.
Can you grind the stumps too, or just cut the trees?
Both. Standard clearing leaves stumps; we can grind them as part of the same job. If you're building on the lot, stump grinding or full extraction is usually part of the site prep — easier and cheaper to do it all in one mobilization than bring equipment back later.
What happens to the wood and brush?
Brush gets chipped on site. Logs get loaded out or stacked if you want to keep them. Burning on site is possible in some jurisdictions with permits and the right weather conditions. We handle all of it as part of the quoted scope.
Do you do commercial land clearing?
We handle light commercial and residential building site clearing. Large-scale commercial work (industrial, subdivisions) is outside our typical scope — if you call with a job like that, we'll tell you honestly whether we're the right fit or point you to a crew better suited for the scale.
